People first, everything else follows

Commercial demand is population arithmetic with a lag. The North Port-Sarasota-Bradenton metro grew from roughly 837,900 residents in 2020 to about 935,000 in 2024, an 11.6 percent jump against 2.5 percent for the country, per Census figures compiled by USAFacts. A federal HUD housing analysis puts the pace at about 22,750 new residents a year since 2020, well above the prior decade's rate. Every one of those households needs doctors, dentists, restaurants, gyms, daycare and services, and the businesses that serve them need built-out space.

Layer tourism on top: Visit Sarasota County reported 2.7 million visitors and $3.6 billion of economic impact for Sarasota County in fiscal 2025. Visitor spending is what makes restaurant and retail concepts pencil here that would struggle in a metro this size elsewhere.

The vacancy squeeze

Here is the statistic that should shape every site search: there is very little empty space. A December 2025 two-county retail report put vacancy around 3.5 percent, with the roughly half-million square feet under construction mostly pre-leased before delivery. On the office side, a Matthews market report had Sarasota office vacancy at 5.4 percent in the second quarter of 2025, among the lowest in Florida, with asking rents near $28.60 per square foot, and CoStar reporting has Southwest Florida posting the lowest office vacancy of the state's major markets.

The consequence is the premise of this entire company: in a market with no empty new space, businesses grow by adapting existing space. Second-generation suites, backfilled storefronts, re-divided offices. That is buildout work, and the tenants who win are the ones who can see what a space could become and know what the conversion costs before they sign. The medical construction wave

No sector tells the story better than health care. Sarasota Memorial Health Care System has announced roughly a billion dollars of expansion: the $507 million North Port hospital with its adjacent medical office building, opening in 2028; the Venice expansion that opened in January 2025 and doubled inpatient capacity; a $60 million land purchase on the SR-64 corridor in Manatee County for a future campus; and a systemwide care-access investment reported around $450 million. Hospitals are anchors: every one pulls private practices, imaging, therapy, dental and specialty clinics into the surrounding corridors. That is why medical office buildouts are the strongest commercial vertical on the Suncoast right now.

Where the growth is landing

The growth is specific, not diffuse. Benderson Development has filed plans to add roughly 600,000 square feet of retail and 100,000 of office around University Town Center. Lakewood Ranch, the number two master-planned community in the country by 2025 sales per RCLCO, keeps adding tenants at Waterside Place. Downtown Bradenton's Old Main Street has a formal city activation plan and a $14 million City Hall redevelopment bringing new retail and restaurant space. Wellen Park in North Port, where Costco opened in 2024, has a 52-acre, half-million-square-foot Benderson district starting construction in the next year or so. What it means if you need space in 2026 and 2027

  • Move early on second-generation space. With vacancy this tight, good conversions get taken fast. A pre-lease walkthrough tells you in days whether a space can become what you need.
  • Budget the conversion honestly. Tight markets tempt tenants into compromised spaces. The fix is knowing the real buildout number, which is what our published cost guides are for.
  • Respect the review pipeline. Growth means busy permit offices. A clean drawing package and familiarity with each jurisdiction's process, documented in our permits guide, is schedule insurance.
