From shell to service

A restaurant buildout is really two builds in one: a commercial kitchen with the densest mechanical scope in tenant construction, and a dining room your guests judge in the first five seconds. We delivered both on our Fresh Monkee buildout in Sarasota: 1,872 square feet taken from shell to open for business, with the service counter, kitchen, dining and lounge seating, restrooms and storefront under one written scope.

What a restaurant buildout includes

  • Kitchen layout built from your equipment schedule
  • Type I hood, makeup air and fire suppression coordination
  • Grease interceptor and the plumbing density food service demands
  • Walk-in and refrigeration utilities
  • Dining room, bar and counter millwork, finishes and lighting
  • Restrooms built to accessibility requirements, storefront and signage blocking

Where these numbers come from. We publish benchmarks from named sources instead of hiding pricing behind a form. The RestaurantOwner survey is the only true industry survey and is in 2018 dollars; the 2026 ranges come from an industry article, not a survey, so treat them as directional. Kitchen equipment is a big share of any restaurant budget and sits outside construction cost. The written estimate we prepare after walking your space is the real number, and it is free.

The second-generation space advantage

The cheapest hood is the one already hanging in the space. Industry coverage from ICSC and Nation's Restaurant News reports second-generation restaurant conversions running up to half the cost of a first-generation buildout and opening in about 3 months instead of 6 to 9, and Modern Restaurant Management puts the savings from reusing an existing hood, grease trap or HVAC at more than $100,000. The survey data agrees: remodeling a former restaurant ran a $275,500 median versus $425,500 for converting a non-restaurant space. Before you sign a lease, we will walk the space and tell you what is genuinely reusable and what only looks reusable.

Permits, health review and the real opening date

Food service adds review layers on top of the standard commercial permit: state food-service plan review and licensing inspections, fire review for the hood and suppression system, and local utility requirements for grease interceptors. None of them are optional and none of them are fast, which is why our schedule shows review time honestly instead of promising a date the inspections will not allow. The local offices and their processes are covered in our permits and plan review guide, and the cost side is covered in the restaurant buildout cost guide. Restaurant buildout questions

What does a restaurant buildout cost?

The only true industry survey, RestaurantOwner.com's member survey of 350-plus independent operators, put the median startup at $375,000 and $113 per square foot in 2018 dollars. Current 2026 industry articles report quick-service construction at roughly $200 to $480 per square foot and full-service at $250 to $400, though those ranges are not survey-backed. The biggest single lever is the space you pick: remodeling a former restaurant ran a $275,500 median in the survey versus $650,000 for new construction. Your written estimate is the real number.

Why is second-generation restaurant space so much cheaper?

Because the expensive infrastructure may already exist. Reusing an existing hood, grease interceptor or HVAC system can save more than $100,000 according to Modern Restaurant Management, and trade coverage reports second-generation conversions running up to half the cost and opening in about 3 months instead of 6 to 9. We evaluate what is actually reusable before you sign the lease.

Do you handle the hood, grease trap and fire suppression?

Yes. Type I hoods with makeup air, fire suppression and grease interceptors are the mechanical heart of a restaurant buildout, and each carries its own review and inspections alongside the building permit. We coordinate the kitchen equipment plan, the trades and the inspections as one schedule.

What inspections does a new restaurant go through in Florida?

Beyond building, fire and accessibility review, food service in Florida brings its own state plan review and licensing inspections before you can open, and local utility requirements cover grease interceptors. We build those review steps into the schedule so the opening date is real.

Have you actually built a restaurant here?

Yes. We took a 1,872 square foot Sarasota space from shell to open for business for Fresh Monkee: service counter, kitchen, dining and lounge seating, restrooms and storefront. The project page shows the finished space.

Can you build a coffee shop or quick-service cafe?

Yes. Quick-service and coffee buildouts run the same path with a lighter kitchen package: counter and queue layout, espresso and equipment utilities, display cases and seating. The permit and health review steps are the same, so the planning discipline matters just as much.
