Palmetto's waterfront went from quiet to anchored in two years. The 252-room Palmetto Marriott Resort and Spa opened in summer 2024 as the largest hotel in the Bradenton area, connected to the Bradenton Area Convention Center, which completed a 48 million dollar renovation and expansion in 2025 with a projected 30 to 40 million dollars a year in economic impact. Hospitality districts feed the businesses around them: a new 8,200 square foot retail building next to the Marriott broke ground with four signed tenants, including a coffee shop, a burger restaurant and a nail bar, before the shell was even done.

The other engine is logistics. SeaPort Manatee's North Gate complex can now handle more than a million truck transits a year since the US-41 South Gate opened to commercial trucks, and the state awarded 2 million dollars in 2025 for port roadway and stormwater infrastructure.
