The allowance gap, in the open
Most retail leases come with a tenant improvement allowance, and most allowances do not cover the buildout: industry articles broadly report $15 to $60 per square foot against a Southeast construction average of $126. That gap is not a problem if you see it before signing; it is a serious problem if you discover it after. Permits and the storefront
Retail interiors run through standard commercial plan review: sealed drawings for most scopes, fire and accessibility review included. Storefront and signage work can add separate approvals, especially in downtown districts. Cushman and Wakefield's 2026 U.S. Retail Fit Out Cost Guide, an annual general-contractor survey, puts the national average for an in-line store at $157 per square foot, and the Southeast at $126 per square foot, the figure most relevant to Florida. Will the landlord's tenant improvement allowance cover the buildout?
Usually not all of it. How fast can a retail space open?
Retail is usually the fastest commercial buildout category because the mechanical scope is lighter than food service or medical. The calendar is driven by drawings, permit review and storefront or fixture lead times more than by construction weeks. Do you build from the fixture plan?
Yes. A retail space only works if power, lighting and blocking land where the fixtures go, so we build from your fixture and merchandising plan and coordinate the electrical and millwork to it. Brand-standard finishes from a franchise manual are priced as written.
