A region that builds out instead of waiting
The North Port-Sarasota-Bradenton metro grew from about 837,900 people in 2020 to roughly 935,000 in 2024, an 11.6 percent jump against 2.5 percent for the country as a whole, according to Census figures compiled by USAFacts. Growth that fast outruns new construction: CoStar reported in 2025 that Southwest Florida carries the lowest office vacancy among major Florida markets, and a December 2025 two-county retail report put retail vacancy near 3.5 percent. Tight space plus arriving businesses means one thing for tenants: lease what exists, then build it out to fit.
Two more engines matter for what we build. Sarasota Memorial has announced over a billion dollars of expansion across the region, from the completed Venice emergency department to the 507 million dollar North Port hospital, which pulls medical and dental practices into every submarket. And Sarasota County logged 2.7 million visitors with 3.6 billion dollars of economic impact in fiscal 2025 by Visit Sarasota County's count, the demand that keeps restaurants and retail concepts signing leases.
