The Venice commercial market

Venice's commercial story right now is healthcare. Sarasota Memorial's Venice campus opened its expanded emergency department in January 2025, a roughly 90 million dollar project that grew exam rooms from 28 to 61 and doubled inpatient capacity to 212 rooms with a third patient tower. Hospital growth pulls practices, imaging, therapy and specialty clinics into its orbit, and a medical office node is already forming around the I-75 and Jacaranda Boulevard interchange. Those practices lease suites, and suites get built out.

Downtown is the other half. Historic downtown Venice is a 1920s John Nolen-planned district whose Mediterranean-styled blocks around West Venice, Miami and Tampa Avenues hold more than 130 shops, boutiques and galleries, with Venice MainStreet, an accredited Main Street America organization working on the district's vitality since 1988. Space here turns over in small, characterful buildings where the construction questions are older plumbing, older electrical and modern accessibility.

What we build in Venice

Permits in the city and the county

Venice addresses permit through the City of Venice inside the city limits and Sarasota County outside them. Commercial plan review covers fire and accessibility, and most projects need drawings sealed by a Florida-registered architect or engineer. Older downtown buildings can add structural and accessibility review questions, which is exactly why we scope before you sign. Our permits guide covers the offices, and our change of use guide covers what happens when a new business type moves into an old space.

The team behind the work

Our completed projects sit in Sarasota and Bradenton: the Fresh Monkee restaurant buildout, a downtown spa interior, the 8th Street West office buildouts and the Manatee Avenue East medical office. Venice gets the same crew, the same written pricing and the same 3-Year workmanship warranty.

Venice buildout questions

Do you build medical offices in Venice?

Yes, and the demand case is strong: Sarasota Memorial's Venice campus opened its expanded emergency department in January 2025 as part of an expansion that roughly doubled inpatient capacity to 212 rooms, and a medical office node is growing around the I-75 and Jacaranda Boulevard interchange. Our 7,000 square foot medical office buildout in Bradenton shows exactly how we deliver clinical space.

Can you build out retail or a restaurant in historic downtown Venice?

Yes. The 1920s John Nolen-planned district carries more than 130 shops and galleries around Venice, Miami and Tampa Avenues, and older buildings bring older plumbing, electrical and accessibility questions. We scope those realities before you sign, not after demolition.

Who issues commercial permits in Venice?

Projects inside the city limits permit through the City of Venice, and projects outside them permit through Sarasota County. Commercial work runs plan review including fire and accessibility, usually from sealed drawings. We handle the applications and inspections.

Have you completed projects near Venice?

Our completed work sits up the coast in Sarasota and Bradenton: the Fresh Monkee restaurant buildout, a downtown Sarasota spa interior, a 4,900 square foot office buildout and a 7,000 square foot medical office. Venice projects run with the same team and the same written scope.

What does a buildout cost in Venice?

We publish national benchmarks from named sources: JLL averages $295 per square foot for a medium-quality office fit-out, Cushman and Wakefield's 2026 survey puts Southeast retail near $126 per square foot, and Matthews puts medical interiors at $150 to $300. The written estimate after a walkthrough is the real number; see our cost guides.
