Flex space is the Suncoast's workhorse: a bay with a grade-level door, tall ceilings and a bare slab, waiting to become a contractor's shop, a showroom with a back-of-house, a service business's dispatch office, or an e-commerce operation with a front counter. The buildout is conceptually simple and practically full of traps: conditioned office rooms inside an unconditioned volume, restrooms that need a trench to reach the sewer, electrical capacity split between desks and equipment, and fire separation where office meets storage. Our 8th Street West project in Bradenton delivered exactly this mix: finished office space and a garage bay in one 4,900 square foot scope.

Four lines set the budget: the square footage you actually condition, the restroom count and the distance to sewer, the electrical capacity your operation needs, and any structural or mezzanine work. Leases, permits and separation

The allowance itself is negotiated per deal; we give you the written scope and pricing that negotiation needs.

What does a flex bay office buildout include?

Typically: framed and insulated office rooms with ceilings, air conditioning for the office zone, restrooms with the plumbing runs to reach them, electrical distribution and lighting for both office and warehouse zones, data rough-in, and fire-rated separation where the code requires it between office and warehouse areas.

Can you add a restroom inside a warehouse bay?

Yes, and it is often the hardest line in the budget because of where the nearest sewer connection sits. Trenching the slab to reach it is normal work, but the distance decides the cost. We scope that at the walkthrough so there is no surprise under the concrete.
