The license

REO Partner operates under Florida Certified General Contractor license CGC1536167. The license is held by our founder, Illarion (Larry) Krotenko, as qualifying agent for REO Partner LLC. In Florida's system, a certified general contractor license is the state-issued class: it is valid in all 67 counties and covers the construction, remodeling and repair of buildings without the size limits of the narrower residential classes.

Why this matters for you

  • Permits. Building departments issue commercial permits to licensed contractors. Work done without permits can surface at resale, in insurance claims and in code enforcement.
  • Legal protection. Florida law treats unlicensed contracting as a crime and makes contracts entered by unlicensed contractors unenforceable by them. Hiring licensed keeps you inside the system built to protect property owners and tenants, including the state's recovery fund for consumers.
  • Accountability. A license number is printed on our advertising, our estimates and our permits. It is a public record tied to a real person who answers to the state licensing board.

Insurance

We carry $3M in general liability insurance. A certificate of insurance naming your landlord or property manager is available on request, which most commercial buildings require before work can begin. Ask us for the certificate at the estimate stage and we will include it with your paperwork.

Separately licensed trades

Florida licenses roofing, plumbing, electrical, air conditioning and pool work as separate categories. When your project includes them, that portion is performed by the appropriately licensed trade, coordinated and scheduled by us, under one project and one point of contact.

What insurance do you carry?

Why does hiring a licensed contractor matter in Florida?

In Florida, contracting without a license is a crime, an unlicensed contractor generally cannot pull permits, and Florida law makes contracts entered by unlicensed contractors unenforceable by them. If something goes wrong, a business that hired an unlicensed contractor has far less protection.

What work needs a separately licensed trade?

Roofing, plumbing, electrical, air conditioning and pool work are separate license categories in Florida. When your buildout includes that work, it is performed by the appropriately licensed trade under our coordination.
