How a commercial project runs here

1. Walkthrough and written scope. We measure the space, listen to how your business works, and put the scope and price in writing. The estimate is free.
2. Drawings and approvals. Most commercial work needs sealed drawings from a Florida-registered architect or engineer. We build to yours or coordinate the design team.
3. Permits, including fire review. Commercial permits in Sarasota and Manatee counties add fire and accessibility review to the building review. We file, track and schedule all of it. Our permits guide covers every local office.
4. Construction on a published schedule. One accountable team, with logistics planned for occupied buildings when they apply.
5. Punch list and closeout. Final inspections, closeout documents for your landlord or lender, and a 3-Year workmanship warranty in writing.

Most commercial projects happen next to somebody's open business: a neighboring tenant, your own staff, customers walking past the barricade. Our 8th Street West project was coordinated with the property manager and tenants so the building stayed operational for the whole build. Dust containment, after-hours scheduling for loud work, protected paths for deliveries, and a daily-clean site are part of the plan, not favors.
