From white box to move-in ready

An office buildout starts with a shell or a white box: concrete floor, bare walls, maybe a ceiling grid. Our job is everything between that and your team walking in: demising walls and ceilings, HVAC and electrical distribution, lighting, data rough-in, glass-front offices, restrooms, kitchens and breakrooms, millwork and finish carpentry, flooring and paint. On 8th Street West we coordinated with the property manager and tenant so the building stayed operational for the entire project: contained dust, scheduled deliveries, protected common areas, loud work planned around office hours. That coordination is written into the schedule, because a buildout that wins you a landlord dispute is not a win.

How long does an office buildout take?

It depends on size, drawings and permit timing, so we will not quote a number before seeing the space. What we do promise: the schedule is written into your scope before work starts, and a straightforward suite is typically measured in weeks of construction once the permit is issued, not months.

Can you build from the landlord's white box?

Yes, that is the most common starting point. Our 4,900 square foot buildout on 8th Street West in Bradenton went from white-box shell to move-in ready, coordinated with the property manager and tenant.

We already have an architect. Will you build to their plans?

Yes. We price and build from your sealed drawings. If you do not have a design team yet, we coordinate one; most commercial permits in Florida require drawings sealed by a registered architect or engineer.

Does the buildout include electrical, data and HVAC?

Yes. Demising walls, ceilings, HVAC distribution, electrical, lighting and data rough-in, restrooms, millwork and finishes are the normal scope of our buildouts. Specialty vendors you bring, like security or AV, get scheduled into the same plan.

What about the tenant improvement allowance?

The allowance is negotiated between you and your landlord, and we support it with what both sides need: a written scope, line-item pricing and a schedule you can attach to the lease. We do not negotiate your lease, but we make the construction side of it concrete.
