Remodeling an office without closing it

Remodeling an occupied office is a different job from building out an empty one. The construction is the same craft; the plan is not. Work gets phased zone by zone, loud tasks move to evenings and weekends, dust is contained at the source, and your staff always knows which part of the office is theirs this week. We run occupied-space projects the way we ran our Bradenton buildout, where the building stayed operational for the whole project: logistics first, then demolition.

What we remodel in offices

  • Floor plans: opening up space or re-dividing it with framed and glass partitions
  • Ceilings and lighting, including conversion to LED
  • Flooring: carpet tile, luxury vinyl and polished finishes that survive office traffic
  • Kitchens, breakrooms and coffee points
  • Restroom updates, including accessibility upgrades
  • Reception areas, millwork and paint

When a remodel beats moving

A remodel reuses what the space already has: demising walls, HVAC distribution, a restroom core, an electrical service that was sized for an office. That is why refreshing an office you occupy often costs meaningfully less than building out a new one, where published national benchmarks run well into the hundreds of dollars per square foot; the office buildout page carries those figures with sources. We put the remodel price in writing so you can make the keep-or-move decision with real numbers on both sides.

Permits apply to offices too

Moving walls, touching electrical or plumbing, or changing exit paths in a commercial space needs a permit, and most commercial permits in Sarasota and Manatee counties include fire review. Cosmetic work like paint and floor coverings generally does not. We sort your scope into the right category before work starts and handle the applications through the offices in our permits guide.

Office remodeling questions

Can we stay open during the remodel?

That is the point of how we phase the work. Loud and dusty tasks are scheduled outside your business hours or contained zone by zone, so your team keeps working while the office changes around them. We have delivered buildouts in operating buildings, coordinated with property managers and neighboring tenants.

Do office remodels need a permit?

Usually, yes. Moving walls, changing electrical or plumbing, or altering exits in a commercial space needs a permit and often fire review, even when the cosmetic scope seems small. Repainting and carpet alone generally do not. We tell you which side your project falls on before anything starts.

What do businesses usually change in an office remodel?

The most common scope: opening up or re-dividing floor plans with glass partitions, new lighting and ceilings, flooring, kitchens and breakrooms, restroom updates for accessibility, and paint. The second most common: undoing a decade of piecemeal changes so the space reads as one office again.

Is remodeling cheaper than moving to a new buildout?

Often, because you are not paying for demising walls, new HVAC distribution and a restroom core that already exist. The honest answer depends on your lease and the building's condition, so we price the remodel in writing and you can compare it against a move with real numbers; our office buildout page carries the published fit-out benchmarks.

How do you keep dust off our equipment?

Zone containment with sealed barriers, floor protection on every path, negative-air practice on dusty tasks where the building allows it, and daily cleanup written into the schedule. Server rooms and sensitive equipment get isolated before demolition starts, not after.
