A box that has to take a beating

A fitness space looks simple: an open floor and some equipment. What separates a studio that lasts from one that fights its own building is everything you cannot see on opening day: flooring that absorbs impact without transmitting it to the neighbors, air handling that keeps up with forty people in a spin class, drainage and waterproofing under the showers, and walls that keep the playlist out of the suite next door. We build that layer first, then make the visible parts look the way your brand needs.

What a fitness buildout includes

  • Impact and rubber flooring systems by zone: free weights, cardio, group training
  • HVAC sized and routed for occupant load, humidity and class schedules
  • Showers, locker rooms and the plumbing capacity behind them
  • Acoustic treatment and sound isolation at shared walls and ceilings
  • Mirrors, rig and equipment blocking, reinforced mounting points
  • Reception, retail corner and restrooms built to accessibility requirements

What a fitness buildout costs

We publish cost benchmarks from named institutional sources on our other service pages: JLL for offices, Cushman and Wakefield for retail. For gyms and studios, no equivalent survey exists. The numbers circulating online are operator blogs and franchise marketing, not survey data, and we will not dress those up as benchmarks. So here is the honest version: the price of a fitness buildout is driven by four decisions, and we price each one separately in your written estimate.

  • The flooring system. Zone by zone: rolled rubber, impact tile over underlayment, turf, or polished concrete, each with its own cost and subfloor prep.
  • The HVAC scope. Whether the existing system can be rebalanced or must be replaced and upsized for the occupant load.
  • The shower package. Hot water capacity, drainage, waterproofing and ventilation: the single biggest swing in the category, priced as its own line so you can decide.
  • Sound control. From none, in a freestanding building, to serious isolation in a multi-tenant center with offices next door.

Why no cost table here. Our rule on this site is that every published figure names a credible source. No institutional survey covers gym buildouts, so instead of quoting operator blogs as if they were data, we price your project from its four real drivers. If you are evaluating a franchise, the franchisor's disclosure document states expected leasehold improvement ranges for that brand, and we will build to it.

Picking the right shell

Open retail and warehouse or flex space convert into fitness use best: high ceilings, open floors, room for rooftop units. Converting office space works but spends more on demolition and HVAC rework. Changing a space's use can also trigger the code review covered in our change of use guide, and the permit itself runs through the local offices in our permits and plan review guide. We walk candidate spaces with owners before the lease is signed, which is when this category's money is really won or lost.

Fitness buildout questions

What does a gym or fitness studio buildout cost?

Honestly: no institutional survey publishes gym buildout costs the way JLL does for offices or Cushman and Wakefield does for retail. The figures circulating online are operator-reported, not survey-backed, so we do not publish a cost table we cannot stand behind. What we can tell you is what drives the price: flooring system, HVAC sized for occupant load, shower and locker plumbing, and sound control. The written estimate after a walkthrough is the honest number.

What makes gym HVAC different?

People training produce far more heat and humidity than people at desks, so a gym needs cooling and air turnover sized for the occupant load and class schedule, not for the office suite the space used to be. In Florida humidity, undersized HVAC shows up as condensation, odor and unhappy members within weeks. We size and route it for the real use.

Can a free-weight area go on any floor?

Not automatically. Free-weight and plate-drop zones need impact flooring and, in some buildings, a check on what the slab or structure below can take, plus acoustic isolation if there are neighbors beside or below. We flag structural questions early so they are answered by an engineer, not discovered by the tenant downstairs.

Do fitness studios need showers and locker rooms?

It is a business decision more than a code mandate for most studios, but it is the single biggest cost swing in the category: showers bring hot water capacity, drainage, waterproofing and ventilation into a space that may have none of it. We price the shower package separately so you can decide with real numbers.

Can you build out a franchise fitness concept?

Yes. Franchise brands hand you a design manual and a required finish schedule, and the franchisor's disclosure document usually states expected leasehold improvement ranges. We build to the brand standard and price the manual line by line against your actual space.

What spaces convert well into fitness studios?

Open-plan retail and warehouse or flex space convert best: high ceilings, few interior walls, and room for HVAC upgrades. Office space converts too, but demolition and HVAC rework eat more of the budget. A change from office or retail use can also trigger the code review covered in our change of use guide, so we check that before you sign.
