A salon or spa is retail theater built on top of serious plumbing. Clients see marble, millwork and lighting; the budget lives in supply and drain runs to every bowl, chair and treatment sink, ventilation for chemical services, and waterproofing anywhere water meets stone. We built exactly that combination at a spa in downtown Sarasota: marble bathrooms with curbless glass showers, custom vanities under pendant lighting, and fluted millwork, all behind a working mechanical plan.

Our rule on this site is that published figures come from named, credible sources, and this category has thin data: no brokerage or industry body surveys salon buildouts the way JLL covers offices or Cushman and Wakefield covers retail. The one named trade source we found, salon-suite franchisor Optima Salons, cites $100 to $300 per square foot and a 14 to 22 week timeline in its 2024 buildout guide. Treat that as one operator's published view, not a market survey.
How we price it instead. Four drivers set a salon budget: how many wet stations you run, how far they sit from existing plumbing (grouping them on one plumbing wall is the single best cost decision available), the ventilation scope your services require, and the finish tier your brand demands. We price each driver as its own line in the written estimate, so you can trade finish against infrastructure with real numbers.
Suites, booths and conversions
Salon-suite and booth-rental concepts add a demising exercise on top: each suite needs power, lighting, ventilation and often a wet station inside a partition plan that fire review will accept. Converting a former retail space is usually the friendliest starting point; a former office can work with more plumbing routing. What drives salon plumbing costs?
Every shampoo bowl, pedicure chair and treatment-room sink needs supply and drain lines, and the distance between those stations and the building's existing plumbing is the cost. Grouping wet stations along one plumbing wall materially cuts trenching and routing; scattering them across the floor plan multiplies it. We lay this out with you before the design is fixed.

Do salons need special ventilation?
Services involving chemicals, nail treatments and some hair processes need exhaust and makeup air planned for the station layout, beyond ordinary comfort HVAC. Good ventilation is also what keeps a multi-service space pleasant for the client in the next chair, so we treat it as core scope, not an upgrade.
